Common questions
Why did my down payment amount change when I switched between % and $?
Switching the unit doesn't convert your existing number — it reinterprets the same number under the new unit. Typing "20" while set to % means 20% of the home price; switching to $ without changing the number now means a $20 down payment. Double-check the value after switching modes.
Does this show a year-by-year payment breakdown?
This page shows only the summary monthly principal & interest, total interest, and total cost over the full term. For the full payment-by-payment breakdown — how much of each payment goes to principal versus interest, and the remaining balance over time — see Amortization Schedule Calculator, linked below.
Is this a loan pre-approval or official lending advice?
No. It's a mathematical projection from the numbers you enter — it doesn't check your credit, income, or what rate a real lender would actually approve you for. Use it to compare scenarios, not as a substitute for an actual mortgage quote.
